Avison Young has been retained on an exclusive basis to advise on and manage the sale of 2072 Lakeshore Road, Burlington, Ontario (the “Property”). The Property is a 0.38 acre residential redevelopment site improved with a 1-2 storey building currently used as a real estate office.
This offering presents an opportunity to acquire an attractive downtown, lake-view re-development site located in an area of rapid intensification. In 2021, the vendor commissioned a planning study report by N. Barry Lyon Consultants Ltd. (“NBLC”), one of the GTA’s most respected planning consultants. Notwithstanding existing zoning by-law height limits, given the precedents already set by recent development applications in the immediate area (including recently built and/or approved developments), the NBLC report notes that the subject property should be capable of supporting a residential development between 15-20 stories, with a podium base and minor retail/commercial uses at grade. The total number of residential units envisioned ranged from 160 to 200 units, with an approximate total Gross Floor Area between 145,000 to 185,000 square feet.
